A listing competes in a grid on the portals long before anyone books a viewing. The first photo, the next ten and the walkthrough do most of the selling.
A property in Dubai is first seen on a portal, in a grid, next to a dozen similar units in the same tower. The first photograph decides whether anyone taps through; the next ten decide whether they book a viewing.
The first frame
Usually the living area with the view, shot from the corner that shows the most floor and the window at once. Not the building exterior — the portal already shows the community — and not the kitchen. We shoot it at the time of day when the light through that window is soft, which in Dubai means early morning, or the last hour before sunset for west-facing units.
Verticals straight, exposure honest
Two technical points separate professional interiors from phone photographs. Vertical lines stay vertical, which takes a levelled camera and either a shift lens or correction afterwards. And the view through the window is exposed as well as the room — a bracketed exposure blended by hand, not an HDR preset that turns the sky grey and the walls luminous.
What to shoot
Every room from one or two angles, the balcony with its view, and the building amenities that matter at the price band: pool, gym, lobby, parking, entrance. Bathrooms only when they add something. Twenty-five images is typical for an apartment; a villa runs to forty.
Video that shows the plan
A sixty-second walkthrough on a gimbal, moving through the unit in the order a visitor would, does what photographs and a floor plan cannot: it shows how the rooms connect. Vertical cuts of the same footage feed the agent's social channels. Drone footage is flown only with the relevant permits, and only where the exterior or the view genuinely sells the unit.
Preparing the property
Most of what makes a listing look expensive happens before the camera arrives: lights on, blinds up, surfaces cleared, personal items away, bins out of sight, cars moved. We send a one-page checklist to the tenant or agent the day before. The units where it was followed always photograph better.
